Buying, refinancing or developing commercial property is a different game to a home loan. The brokers at Xcel Funding structure commercial finance across 50+ lenders so the deal actually stacks up, whether it is an owner-occupied premises, an investment, a development or an SMSF purchase.
We work with business owners and investors buying, refinancing or building commercial property. If it is used to run a business or earn commercial rent, we can help structure the finance around it.
Business owners buying their own premises instead of paying rent, from a shopfront to a warehouse or medical suite.
Buying retail, office, industrial or mixed-use property for rental income and long-term growth.
Buying commercial property, often your own business premises, inside a self managed super fund via a limited recourse loan.
Funding commercial and mixed-use construction and development, from small builds to multi-stage projects.
Commercial lending is priced deal by deal, not off a rate board. We find the lender that fits the property, the lease and your business, then structure the loan so it actually stacks up.
Buy the premises your business trades from instead of paying rent, across shopfronts, offices, warehouses, factories and medical suites.
Purchase retail, office, industrial and mixed-use property for rental income, structured on lease doc, full doc or low doc where it fits.
Move an existing commercial loan to a sharper rate or release equity to fund the next purchase or project.
Progress-drawn funding for commercial and mixed-use builds, from single units to multi-stage projects. See developer finance.
Buy commercial property, often your own premises, inside your super fund via a limited recourse loan. See SMSF finance.
Round out the deal with business loans for cash flow and asset finance for plant and equipment.
A commercial property loan is finance used to buy, refinance or develop property used for business purposes, such as offices, retail shops, warehouses, factories and medical suites. Commercial loans are assessed differently from home loans: lenders weigh the property type, the lease and rental income, and the borrower's business, and they usually require a larger deposit than a residential loan.
Most commercial property loans are capped around 65 to 80 percent of the property value, so a deposit of roughly 20 to 35 percent is common, depending on the property type, the strength of the lease and your business. Standard properties in strong locations attract higher lending ratios, while specialised properties sit lower. A broker can confirm the ratio a specific lender will offer for your scenario.
Yes. A self managed super fund can buy commercial property, including your own business premises, and lease it back to your business at market rent, using a limited recourse borrowing arrangement. The structure has strict rules, so it should be set up with your accountant and a lender experienced in SMSF commercial lending. Xcel Funding arranges the finance side once your fund and advisers are ready. See SMSF finance.
Commercial finance covers buying an owner-occupied premises, buying a commercial investment property, refinancing an existing commercial loan to a sharper rate or to release equity, funding a commercial construction or development project, and buying commercial property inside an SMSF. Xcel Funding structures each of these across a panel of more than 50 lenders.
